What are your options as a homeowner?

The best renovation is the one you actually complete. That sounds obvious, but it is the most common mistake: an ambitious master plan that ultimately never happens because it became too complex, too expensive or too uncertain. We help you take the next concrete step — not rebuild the whole house in one go.

For most owners in our region we see these 5 scenarios come back:

1. "My boiler is dead — what now?"

A 20-30 year-old boiler fails. You have 3 real options: (a) replace with a condensing gas boiler (€3,500-€6,500, 21% VAT since 01/07/2025, 1 day install — fastest and cheapest, but your energy cost only drops by ~20%); (b) switch to hybrid (€8,000-€14,000, €800-€4,000 subsidy, 2-4 days — the "best of both worlds" for imperfectly insulated homes); (c) full heat pump (€12,000-€20,000, €800-€6,000 subsidy, 3-5 days — best long-term solution, requires good insulation). During the on-site visit we run the 3 scenarios side by side for your concrete home.

2. "I want a heat pump but don't know if my home is ready"

Our 2-of-3 rule: a full heat pump works optimally if at least 2 of these 3 conditions are met: (i) your EPC is D or better, (ii) your emitter system runs at 45 °C or below (underfloor heating, or oversized radiators), (iii) you have solar panels. If only one is met, hybrid is usually smarter. We measure this objectively during the on-site visit — no expensive ad-hoc heat pump in a poorly insulated house that ends up raising your bills.

3. "I just bought a home with EPC E or F"

Since 01/01/2023 every buyer of a home with label E or F in Flanders must renovate to label C within 5 years. This is not a "recommendation" — fine up to €200,000 and the obligation follows the home on resale. We see this systematically with new clients who bought in late 2025 or early 2026 — the clock is ticking. Our approach: a concrete step plan with priorities (usually: heat pump + roof insulation + ventilation = 2-label jump), with all subsidies integrated and a realistic net cost.

4. "I want to lower my energy cost but not all at once"

A phased approach is perfectly defensible, provided you work in the right order. Step 1: roof insulation (biggest heat loss in uninsulated homes, fast payback). Step 2: system-D ventilation (required for renovation and a prerequisite for an efficient heat pump). Step 3: heat pump or hybrid. Step 4: optional wall insulation + new windows. In this order each step makes the next more efficient — the opposite leaves you unable to optimise the pump's gas supply.

5. "My bathroom is done, along with the boiler"

The most underestimated combo renovation: bathroom + boiler/DHW in one go. Benefits: one contractor, one invoice, one warranty on the whole. Intermediate piping, ventilation and plumbing work gets done together so there is no duplicate work. Typical cost for a family bathroom (10-12 m²) + DHW upgrade: €18,000-€28,000 all in.

Homeowner FAQs

Since 01/01/2023 you have 5 years to renovate to label C. First step: a site visit by us — we draw up a coherent path with priorities and costs. Most common optimal path for label F → C: heat pump + roof insulation + system-D ventilation, all at once or phased, typically €30,000-€45,000 gross / €20,000-€30,000 net after all subsidies. Depends on the state of both. If your boiler still works well (< 10 years, no problems), insulate first — a future heat pump then works much more efficiently. If your boiler is at end of life, replace in combination with partial insulation (at minimum roof) so a hybrid or heat pump can be made profitable immediately. Roof insulation is typically €40-€80/m² (easy payback) and attic-floor insulation only €15-€30/m².

60 to 90 minutes. We measure the home, review the EPC certificate, evaluate the emitter system (radiators or underfloor heating, pipe diameter, DHW capacity), check the electrical supply (kW available), and discuss your priorities. Deliverable: a written recommendation within 5 working days with 2-3 concrete scenarios and cost estimates.

Yes. Our on-call technicians are available outside office hours (until 10pm) and on weekends for urgent faults at existing clients (with or without a maintenance contract). Rate: standard hourly + weekend surcharge. Clients with a Premium OGP maintenance contract get priority and guaranteed 24-48h response.

Usually yes, provided they are big enough. Existing radiators were typically sized for 70-80 °C boiler water; a heat pump ideally runs at 35-45 °C. We do a 'radiator calc' per room: is the radiator large enough to deliver sufficient heat at 45 °C? For small radiators (especially in well-insulated rooms) usually yes; for large rooms with small radiators sometimes not — then we offer replacement, or hybrid as an alternative.
